INVESTOR INFORMATION

Since 1974 the staff of HARMON FINANCIAL CORPORATION has been specializing in arranging Trust Deed Investments secured by California Real Estate for private and corporate investors and retirement plans. While many different types of “Special Situation” loans are arranged by HARMON FINANCIAL CORPORATION, all investments available to the public are in the form of a Promissory Note secured by a First Deed of Trust.

Our program offers investors an opportunity to invest in California Real Estate. Investments are typically written for a short term (12-18 months) with a High Yield of 10% per annum, paid out monthly.

While our program offers investors the opportunity to purchase 100% of a given Real Estate investment, our most typical investor purchases a “fraction” of a Real Estate investment, and owns the Note with multiple investors. This allows investors to make smaller investments and also provides an opportunity to diversify. Our staff has arranged and managed thousands of individual transactions for California investors ranging in amounts from $10,000.00 to $100,000.00 and more.

When an investor owns a fractionalized interest in a Note, most actions regarding the property are subject to the approval of beneficiaries holding more than 50 percent of the recorded beneficial interest. Stated simply, majority rules. See attached California Civil Code 2941.9.
